The London Borough of Haringey and Argent Related have plans for Tottenham Hale to become a great neighbourhood for north London – a bustling centre with a well-connected transport hub, affordable homes and thousands of job opportunities for local people.
The Station Island site will be a new focal point of the new Tottenham Hale District Centre and the central link in a new chain of development sites.
On the site of a former garage, One Station Square will deliver 117 Shared Ownership and 11 private sale homes. This will be one of the first development to be delivered as part of the Tottenham Hale dynamic Masterplan. The new building will offer a collection of beautifully designed One, Two- and Three-bedroom affordable apartments, with a priority to buyers who live or/and work in Haringey.
The Building is 72.75 meters tall comprising 22 storeys and construction works include infrastructure works, complete with all services, associated external works and connection to mains drainage and service mains and all requisite service diversions.
The Newlon Housing Trust engaged Kier early in the design process to develop the design from stage 2, with the Building Contract operating on a ‘conditional’ basis permitting the Client to issue a notice to proceed as the process moved through the pre-construction services and onto the main works phase.
Kier developed an alternative substructure scheme to cantilever the 22-storey building over the London Underground service tunnels and Thames Water trunk sewer running under the corner of the plot whilst keeping the structure within the footprint of the site and limiting service diversions.
Our seventh project for Newlon Housing Trust utilises a ‘conditional’ building contract allowing the Client to issue a notice to proceed for the pre-construction and construction phases, providing flexibility for early procurement of specialist or long lead items and enabling works.
The One Station Square site is constrained by the two Victoria Line service tunnels and a Thames Water trunk sewer which passes across the south-eastern corner of the site. The approved planning required the relocation of the UKPN substation to the north-western corner of the site where it will be integrated into the new mixed-use building. For the building works to begin, the obstructing sub-station required relocating as soon as possible and Kier London project team were able to manage this process successfully.
The ground floor of the building will be a retail unit, with the aim of providing a local amenity.
The project team deliver regular project update newsletters to local residents and businesses. They advise of any key activities such as temporary road closures and will mitigate any potential disruption.
The on-site team assist local charities.

Over 165 weeks and 82 phases of collaborative, innovative team-working, the part-listed, part 1960’s building, an eyesore, tired and inefficient, was responsibly and dynamically transformed into an elegant and highly sustainable workplace.
Design and construction of a new 7,200m2 laboratory facility. The building consists of a mixture of biology and chemistry spaces, office spaces, unfitted spaces and associated external infrastructure works. The facility has two floors of containment level 2 fitted labs and write-up areas, together with shared wash-up facilities.

They decided to consolidate all Gloucester based staff into a new purpose-build headquarters on Gloucester Business Park. The building is leased from Arlington, owners of the business park, and long-term clients of Kier.
