Harlow Rugby Club are an important part of the Harlow sporting and social fabric of the town. Based in a poor-quality and dated facility, the primary challenge was to work closely with them and Harlow Council to find an alternative site upon which to provide appropriate facilities.
A high quality residential development was being built on the site of the existing club. Significant obstacles to overcome were the existence of a restrictive covenant on the existing rugby club, the specific nature of the site required and securing the necessary planning consents.
After lengthy and detailed engagement with our partners at the Rugby Club and Harlow Council, Kier Living worked hard to source a site appropriate for a £6 million state of the art sporting and community facility.
Once the site had been sourced, Kier Living arranged for a 125-year lease to be put in place for the Rugby Club in their new home securing their future going forward. After delivery the new state of the art facilities for the Club (through a local builder using local trades) Kier Living turned their attention to delivering the much needed 125 new mixed tenure homes on the original site.
The Rugby Club’s future is now secure, and the new facilities are well used by the community. The new site is just two miles away from the original site and is closer to Harlow town centre and other sporting facilities in the town.
The Rugby Club itself was constructed by a local contractor who knew the site and client well, ensuring that the social value of the construction process remained firmly within the local community.
The new homes are now well underway, with 32% to be provided for affordable rent and shared ownership. Kier Living will also be providing a children’s play area on site, as well as making financial contributions to the local community for education, health and public art.
