The Challenge:

Grade II listed Morley House was constructed in 1924 as part of the Regent Street redevelopment. The Crown Estate (TCE) commissioned this project for redevelopment to convert the building to retail and residential use. This forms part of their ongoing Regent Street Vision investment and regeneration programme.

Works comprise the retention of the existing façade and demolition of the structure behind to enable the construction of 44 private, 1 to 3 bedrooms apartments to let, over 7 levels above retail units on the ground floor and basement. The car-free scheme would also have 73 cycle parking spaces at basement level.

Proposed works also include acoustic isolation due to the Victoria southbound tube tunnel running below the site footprint.

Being a Considerate Constructors Scheme (CCS) Ultra Site, the team was challenged with improving air quality and increasing biodiversity. Consequently a carbon offsetting strategy is being implemented to deliver a carbon neutral footprint by offsetting deliveries and energy consumption during construction.

The Solution:

Works include demolition behind a complex retained façade system on a tight footprint. During demolition phase, we’ve erected 225 tonnes of façade retention steelwork and removed 525 tonnes of steel beams and girders with c. 9000 tonnes of demolition arisings for recycling.

As a registered CCS Ultra Site, the Morley House project team promotes the highest standards on the scheme and actively seeks to improve its own performance and that of the wider construction industry, particularly through its supply chain. An award system is in place for operatives who go above and beyond for the environment.

Existing stonework façade and shopfronts have been carefully removed and stored for reuse and demolition arising’s used as temporary support kentledge. Pollution is monitored with excellent efforts made to minimise/ reduce impact.

To meet the footprint restrictions, Cobra steel fabricated bespoke lifting frames are used to reduce manual lifting when manoeuvring steel through the building.

The Impact:

The Crown Estate’s vision is to integrate sustainability in all its business activities. Accordingly, Morley House achieves a high level of energy efficiency and makes a positive contribution towards sustainability, renewable energy and biodiversity.  

In addition to the acoustic isolation works to address the close proximity of the Victoria tube line, ‘Breathe’ panels were installed along Little Portland Street to absorb NO², SO² and benzene molecules from particles in the air. These have been used to measure emissions, allowing us to develop and deliver a carbon offsetting strategy.  To date we have offset over 25 tonnes of CO2  through tree planting.  These measures go above and beyond our planning requirements as we look to set the bar for other London projects.

A 100m2 temporary green wall has also been installed on the scaffolding of the corner facade of Regent Street and Little Portland Street. The green wall is fitted with an automatic irrigation system, including water recirculation.  We have seeded the wall with species-rich wildflower meadows, attracting bees, other insects and birds, creating a new temporary habitat within a highly urban environment.
