The Challenge:

Delivering £101m of works under the framework through ongoing cyclical programmes of elemental works and major call-off contracts which often cover whole house repairs. Works types and volumes of repairs carried out include:

  • Installation of 2,400 kitchens and 2,000 bathrooms
  • Installation of 900 windows and 2,500 doors
  • 1,000 internal and external decorations
  • 596 roofing works
  • 8,800 electrical rewires and 1,200 electrical upgrades
  • 300 storage and air source heating replacements
  • 11 major fire alarm and emergency lighting programmes
  • Ongoing programme of FRA works worth £950k p/a.

The Solution:

Parkside - External works and refurbishments to a total of 17 high-rise residential blocks including roof renewals, brickwork and concrete repairs, mechanical and electrical renewals, fire safety works and redecoration and repairs to communal areas.

Given the large amount of leasehold properties (50%) in the area, our Site Manager Darren Hickey arranged a leaseholder-only estate walkabout to explain the project in greater detail, field questions and ensure they were happy to progress. Our contract commercial team also held sessions on leaseholder billing and invoicing to explain the payment process in more detail and answer questions on project costs.

The Impact:

Due to the size of the tower blocks and the extensive scope of the brickwork, cladding and concrete repairs required, we used mast climbing work platforms to complete works on eight of the buildings.

This solution required much less space and setup costs than traditional scaffolding and was equipped with a goods lift allowing rapid transfer of staff and materials, thereby improving efficiency and enabling works to be carried out more quickly.
