The Challenge:

An award-winning not-for-profit social housing provider in Salford, Salix Homes manages 8,500 homes including 18 high rise tower blocks.

To keep each of these buildings and its residents safe, we were asked to provide fire safety and compliance solutions for each block, putting fire stopping and compartmentalisation measures in place to protect ceiling voids, riser cupboards, service routes and other areas.

The Solution:

As well as facilitating safety measures and regular audits from our SHE team, we made sure the residents faced as little disruption as possible. We worked on alternative floors at all times ensuring access and egress routes through each building were available to all residents at all times and sign posted for convenience.

All works commenced every week were completed by Friday afternoon allowing unrestricted access to residents and visitors over the weekend. Great care was taken to converse regularly with the community and relevant parties. Our Resident Liaison Officers directly support and communicate with vulnerable, elderly and residents without English as a language.

Those living in Salix Homes’ blocks were kept updated on the progress of our fire compliance work at all times through work plans in lifts, giving detailed, up-to-date information about skip removals, delivery times and the project in general.

The Impact:

Our work at various Salix Homes sites was completed on time and on budget before being signed off as compliant to all relevant regulations, including fire compartmentalisation.

On top of that, we were able to keep all residents happily in their homes with minimum disruption to their lives and routines, fostering open discussions that allowed everyone to work together to improve the properties.
