The project comprised a combination of extensive remodelling of existing accommodation together with a new two storey extension, formal hard play, car parking and extensive refurbishment works to the existing building and structures, all within the heart of an operational Primary School.
To successfully deliver the school’s ambitions and allow a seamless start to the new academic year, the project was programmed over seven phases with a maximum of three running concurrently at any given point for efficiency. The logistically challenging ‘live’ school site, comprised seven separate access routes, with a single main entrance shared between the staff, over 240 pupils and site workers.
Our unique ability to design and build concurrently enhanced through great levels of partnership working, proved vital on this project. The scope of works increased to include the repairs of the existing structural frame, drainage and incoming electrical supplies, following defects being found in the existing roof and main entrance/ reception structures. We provided a solution which ensured the continued progress of the project without delay, ensuring the school welcomed their additional cohort of pupils in September 2019. Our design team also ensured the space was ‘fit for future’, improving hall functionality with removable walls, thus providing single or double space occupancy.
Our tailored approach to programme management resulted in improved building functionality during the construction period. For example, the innovative use of a specialist track way system ensured the new playground was handed over to the school 10 months ahead of programme. We hosted weekly meetings and offered 100+ site visits with the school to ensure construction works were carefully segregated and managed around the school activities. Our Logistics Manager ensured that the construction works were fully coordinated with the school’s daily activities, and ensured we were compliant with FORS Silver. All deliveries were pre-booked to avoid clashing with the school’s morning and afternoon drop-offs and pick-ups.
To deliver Ofsted outstanding rated facilities, quality management was maintained through a shared supply chain with sister project, Stowlawn Primary School. Our supply chain consisted of 100% SMEs, of which 75% were based within 10 miles of Wolverhampton. Together, our united team, who at peak comprised of 70 workers, delivered 250,000 working hours RIDDOR free. HSE visited the site and praised the team for its compliance in ensuring “fire segregation was effectively managed”.
The project was delivered on time, within the specified budget, whilst matching the requirements of the school who wanted to improve their Ofsted rating from ‘Good’ to ‘Outstanding’. Our early involvement and retainment of the design team who had worked client side optimised the overall programme from inception to completion, resulting in an accelerated pre-construction period and reduced project costs. The new extension and reconfigurations works provided a light and welcoming learning environment that flows effortlessly into the original building.
Compliant with Scape performance KPIs and our own social value model, the project achieved a social value return of 47p per £1 spent, far exceeding our 10p target. The outcomes included over 10 student engagement events, including an art competition, creation of a bespoke student viewing zone and a collaborative Remembrance Day service.
