Economic changes mean many companies face critical decisions about the buildings they occupy. We can use our wide-ranging development skills to create tailor-made property solutions that ensure occupiers get the greatest possible value from their property. In addition, we can also propose financial transactions including leasehold, freehold and even legacy transactions in which land exchanges are structured.
We regularly assess how we deliver our products to be “right sized” for the businesses of the future. In the industrial sector we have delivered more than 3.7m sq ft of space and continue to positively increase investment in the SME market through our Trade City programme, www.trade-city.co.uk, and launched the successful Logistics City brand, focusing on medium to large industrial opportunities, www.logistics-city.co.uk. Both brands operate on a speculative basis across the UK.
We can provide clients with fully integrated end-to-end solutions, first acting as promoter and developer, and then as equity investor and facilities or asset manager. Much of our focus is on structured finance schemes that support new infrastructure projects in the pubic sector, including schools, libraries and developments for the emergency services.
This has enabled us to move into new markets such as student accommodation where we have developed schemes in Glasgow, Salford, Newcastle and Southampton - complementing our long-established and still growing expertise in areas including office development, industrial, leisure and retail.
Solum joint venture with Network Rail
A large amount of our mixed-use development are through joint venture partnerships. Solum, the Kier joint venture with Network Rail, was setup in 2008 to attract private investment into the rail network through the development of underutilised Network Rail land.
Our expert development teams are unlocking the potential of these sites in order to deliver mixed-use regeneration including much needed new homes close to transport hubs.. The revenue generated from the sale of these homes is invested into the improvement of station facilities for the benefit of the travelling public.
Work is currently underway at Twickenham Station which will deliver 115 new homes and £8.5 million of station infrastructure investment, including a new landmark station building situated on a public plaza which will offer new retail facilities and improved access to platforms. Watford Riverwell joint venture
We are also the development partner for Watford Borough Council’s largest regeneration project taking place on 70 acres of brownfield land to the west of the town centre.
Work is underway on the £450 million regeneration named ‘Watford Riverwell’ which will deliver over 1,000 homes, new commercial and retail uses, a riverside park, a school, better transport links and additional hospital facilities. For more information visit: www.watfordriverwell.com
