Tim Mote, commercial sector director, Kier Construction

In Kier Property’s commercial development team, we’re responding to market need. The majority of existing UK office stock fails to achieve an EPC B and this coincides with companies seeking their own response to the net zero carbon challenge. We’re therefore delivering highly sustainable office space be it through refurbishment or new build space. This not only meets the ESG requirements of our customers but also means the office is an asset to attract and retain the best people.

We are a partner of choice

We work closely with clients to navigate stakeholder, funder and tenant relationships, ensuring smooth progress from concept to completion. Backed by a strong balance sheet, we offer the confidence and continuity our clients can depend on.

We’re a proactive partner and understand the importance of collaboration – and this is reflected in our reporting systems that provide a transparent view of our service delivery.

Our technical expertise enables us to engineer smart, efficient construction solutions that save our customers time and money, while our focus on decarbonising office stock supports the transition to modern, post-pandemic workplaces.

Where expertise meets simplicity

Whatever the project, location, or client, we approach it in the same way. We bring our specialist knowledge, experience and fresh thinking to create a workable and sustainable solution in everything we do.

Across Kier Group, we have built an enviable track record of performance within the office market. An approach driven by not overcomplicating the development process, but helping streamline our projects to ensure they are delivered on time, on budget and to the highest standards.

Through our Kier Property division, we finance many of the projects we undertake. This helps us build trusted relationships with external lenders and provides access to development funding for even the most ambitious public and private commercial schemes.

Our 360 approach: Unlocking our in-house technical expertise

At the core of our project delivery is our exemplar engineering and technical expertise, enabled by a breadth of built environment skills and experience. By uniting design, engineering, digital and construction expertise in-house, Kier’s 360 approach supports clients across the whole lifecycle of a building or asset.

Our specialist Mechanical and Electrical services team delivers innovative solutions through technical excellence, offsite prefabrication and digital construction, with recent projects including Marylebone Square and the Abcam headquarters.

Our Kier Property division also invests in and develops sites across the UK – acting as a mixed-use commercial and residential developer specialising in urban regeneration, last mile logistics and modern sustainable office developments.

Kier Places provides hard and soft facilities management solutions after handover to help our customers maintain and operate their assets and buildings. As a UK‑wide, highly-skilled partner and experts in maintaining occupied environments, we focus on ensuring safety, functionality, and long-term performance of our customers’ estates.

Bringing customer concepts to life

Whether it be a speculative commercial development or a bespoke corporate headquarters, we have the knowledge and understanding to create flexible workplaces.

Alongside delivering major commercial buildings with fully-integrated services, we also specialise in change of use and building conversion projects within live and highly-confined environments, achieving minimal disruption to day-to-day operations.

Our commitment to excellence is demonstrated through a focus on customer satisfaction, efficient project management, consistency, and adherence to stringent quality standards.

Creating sustainable workspaces for communities to thrive

Our sustainability framework, ‘Building for a Sustainable World’, focuses on two key components; environmental sustainability and social sustainability and this approach aims to safeguard three vital features; a resilient environment, a resilient community and a resilient balance sheet.

With our extensive in-house design and engineering capabilities we're able to meet society's growing needs for low-carbon solutions and reduced asset lifetime costs.

Being a responsible business is important to us and delivering social value is at the heart of everything we do.

We also give our people the skills to support our purpose and believe we all have a part to play in having a positive environmental and social impact in the local communities we work in.

Thought leadership:

Reshaping the future of construction

With construction in the capital undergoing a significant transformation, traditional approaches to new build are increasingly giving way to retrofit and repurpose strategies that bring together sustainability, heritage and commercial priorities.

Kier is at the forefront of this shift, delivering projects that show how complex buildings can be revitalised to meet the evolving demands of our clients.

How can we meet development needs in a low carbon way?

There’s an increasing need for conversations and collective thinking on how we deliver developments in a low carbon way for our clients. We’re also seeing this reflected in what the local planning teams are challenging us with.

David Rowsell, managing director, Kier Construction London and Thames Valley

With the UK’s construction carbon reduction targets looming, and pressures from planning authorities mounting on developers to deliver truly sustainable projects, what does good look like – and do we have the skills, techniques and models to deliver it?

Client testimonials

Our ambition on behalf of the client was to create a mixed-use building that champions sustainability and wellbeing in a prime location in the London office market. We’re really pleased with the quality and end product, which has been developed around modern occupier needs, blending contemporary aesthetics with wellbeing, and sustainable design and procurement. The Peikko Delta Beam system was a key sustainable innovation which helped reduce the project’s carbon footprint, programme, and costs. The quality of the product is exemplified by the buildings leasing success and we look forward to welcoming new tenants into the space soon.

Jo Al-Hillawi, Associate Director, CO-RE

This project is a flagship development for us, a true statement building. It’s been a long time in the making, but the outcome is incredible. The build quality is unparalleled, and the design by E8 Architecture is exceptionally high.

Gavin de Klerk, Development director, Concord London

Completing this latest residential development is a significant step at Television Centre. The demand for affordable housing in West London is growing as the area continues to attract new businesses and residents alike. Alongside Mitsui Fudosan UK, we have now completed 142 new affordable homes at Macfarlane Place for Peabody and in partnership with Kier.  Macfarlane Place provides essential new housing in Hammersmith & Fulham and continues the rapid regeneration of White City with a key focus on sustainability and carbon efficiency.

Jonathan Trout, Property and Commercial Director at Stanhope

Congratulations to the whole Kier team and its supply chain on completing YASA’s new HQ at The Ranges. Not only is it a stunning building and our first milestone in delivering new buildings to help shape the future of mobility, but it has been delivered on-time and to an exceptionally high standard.
