This has enabled us to move into new markets such as student accommodation where we have developed schemes in Glasgow, Salford, Newcastle, Coventry and Southampton - complementing our long-established and still growing expertise in areas including office development, industrial, leisure and retail.
Our Urban Regeneration team continue to develop opportunities together with other existing mixed-use residential-led schemes and seeks to purchase new sites, focusing on large-scale regeneration master plans, ideally alongside joint venture partners.
Solum joint venture with Network Rail
A large amount of our mixed-use development is through joint venture partnerships. Solum, the Kier Property joint venture with Network Rail, was set up in 2008 to attract private investment into the rail network through the development of underutilised Network Rail land.
Our expert development teams unlock the potential of these sites to deliver mixed-use regeneration including much needed new homes close to transport hubs. The revenue generated from the sale of these homes is invested into the improvement of station facilities for the benefit of the travelling public.

Watford Riverwell joint venture
We are also the development partner for Watford Borough Council’s largest regeneration project taking place on 70 acres of brownfield land to the west of the town centre.
Work is underway on the £450 million regeneration named ‘Watford Riverwell’ which will deliver over 1,000 homes, new commercial and retail uses, a new riverside park, community uses including a new school, better transport links and new hospital facilities. Developing a new, six-storey office building in central Leeds, ensuring the design blended in with the surrounding historic buildings, using lean planning to ensure the smooth running of the project, applying innovative thinking to the build, and achieving an Excellent BREEAM sustainability rating.
Identifying this 20.5 acre site in Reading as a strategic development opportunity, delivering a retail and leisure scheme including new homes, a hotel, retail space, car showrooms and industrial units, trailing new innovations and generating 263 jobs and £138m of social value.
Developing more than three million sq ft of award winning speculative industrial space, with sizes ranging from small start-up to national distribution units through Kier Property's Trade City and Logistics City brands.
Completing the penultimate phase of the £65m waterfront development, taking it through the planning process, regenerating over 17 acres in Walsall including The Light Cinema and popular national restaurant chains, making the most of a canalised location and engaging with the local community.
Delivering the £450m Watford Riverwell as a 15-20 year joint venture with Watford Borough Council, which involved regenerating 70 acres of land in West Watford to create residential, office, retail, leisure, industrial and hotel space.
Located on the River Thames Embankment, this project involved the demolition of the existing building behind a retained façade and the construction of a new steel framed Cat A office with a concrete basement. Inside the building, being the main feature is the central atrium and 3 scenic glass lifts.
Creating a new retail and leisure heart for the town comprising 23 shops, restaurants and bars, together with a multi-screen Empire cinema, 60 bed Premier Inn hotel and a 345 space car park.
