The Jockey Club required a new grandstand to replace previous ageing infrastructure. The redevelopment presented numerous challenges including: a capped project cost; short programme; connection to existing buildings; a challenging roof design for significant wind-loads; and the logistical issues presented by programming the works around a calendar of events and day-to-day operations.
The complex construction programme comprised 14 sectional completions and handovers (incorporating 18 separate projects), which had to make provision for racing fixtures and large scale events, including The 2015 Cheltenham Festival, to continue unaffected by a major construction project.
The technical and logistically challenging project involved incredible attention to detail working with the different manufacture and erection tolerances of steel, glass and precast concrete to provide support, spanning and column encasements on a site which drops almost three floors from one end of the grandstand to the other.
Adapting a logistically challenging, multi-phased construction project around the racing calendar required intelligent phasing and programming, precisely detailed plans and close collaboration with the client and architect.
Logistical challenges benefited from innovative construction techniques which kept the programme on track, such as piling the foundations for the crescent walkway, the final phase, the year before they were used: an effective solution to avoid working in inaccessible areas later.
To maintain programme and reduce the cost of excessive safety equipment and plant, when fitting balustrades to the pre-cast balcony units of the grandstand, Kier provided a solution by fitting them at ground level rather than 80ft in the air. The finished design then provided edge protection for the workforce continuing the brickwork.
The project required management of an extended construction team and supply chain to safely deliver value for money, fit for purpose, high quality facilities.
The re-development of this iconic UK sporting facilities has been a fantastic journey where challenges have been faced and resolved collaboratively throughout. The iconic five-star facility has been completed safely, on budget and ahead of schedule, to the complete satisfaction of the client and customers, whose overwhelming acclaim is evidenced in many national media articles.
On Kier’s fourth project at the racecourse, facilities were created to increase revenue into the local community. Relationships were reinforced with the local supply chain and the profile of the industry has been raised locally. The project was excellent learning experience for apprentices and graduates who, under the guidance of the team, have accelerated their development.
During construction Cheltenham retained their award-winning status as Racegoers Club Best Racecourse of the year; the project won several prestigious construction awards and project manager, Paul Fowles won CIOB Construction Manager of the Year.
