
The Challenge:
Kier purchased the entire freehold of this prime central Manchester office scheme from Aberdeen Asset Management.
A highly prominent island site in Manchester’s central business district (CBD) - which will be known as Eleven York Street - is an exceptionally high profile, prime development opportunity and is seen as the final piece of Manchester’s prime space for the Spring Gardens, York Street and Fountain Street area.

The Solution:
The redevelopment delivers a Grade A new build office scheme of 79,165 sq ft (7,355sqm), with floor plates of between 10,211 sq ft (949sqm) and 11,668 sq ft (1,084 sq m), and two retail units at ground floor level totalling 5,274 sq ft (490sqm).

The Impact:
Kier sold the development to Aviva in 2018 and continued to work with them to develop the project, which has been designed by Manchester based AHR.

Cheshire’s first smart motorway from Crewe to Knutsford. Converting a 20 mile stretch of the M6 into an ‘all lane running’ smart motorway; creating much needed extra capacity and more reliable journey times. It will reduce delays and excessive congestion for the 120,000 (approx.) vehicles that use it each day.
St Julie’s Catholic High School
Building a new school for 1,100 students within the grounds of the original. Abiding by strict environmental regulations and generating a wealth of social value within the local community.
3 Sovereign Square
Developing a new, six-storey office building in central Leeds, ensuring the design blended in with the surrounding historic buildings, using lean planning to ensure the smooth running of the project, applying innovative thinking to the build, and achieving an Excellent BREEAM sustainability rating.
Reconnecting Cumbria on the A591
Clearing and repairing damaged sections of the A591 hit by storms in 2015/16, working with Cubby Construction on behalf of Highways England, operating in volatile conditions and completing the project three weeks early followed by a reopening ceremony performed by HRH Prince of Wales.
5 Pancras Square
One of the most sustainable mixed-use building in the country and winner of the Prime Minister’s Better Public Building award.
Pall Mall, Liverpool

Bicester Eco Business Centre
The design and construction of a highly sustainable Passivhaus ‘Plus’ 1,400m2 office building. Laid out over three floors to accommodate up to 125 people, providing local office space for individuals and small businesses.
Fire safety delivery and resident liaison
Delivered fire stopping and compartmentalisation to 18 fully occupied tower blocks carrying out works on a strict weekly timetable to minimise disruption to residents.
FA Parklife
As part of the Football Association’s master-plan to build new football facilities in 30 cities by 2020, Kier have successfully delivered four all-purpose football hubs using state of the art 3G artificial grass at key grass-root areas across Liverpool.
Alfred H Knight's Office and Analytical Laboratory
Alfred H Knight is a commodity analysis and mining support specialist who required our design and cost management services to build a new state-of-the-art head office and analytical laboratory.
The Aperture
The Aperture is the first phase of residential buildings on the Greenwich Peninsula. This five storey building comprises of a restaurant and deli on the ground floor, day nursery on the first floor, estate management and a community centre on the second/third floors with a gym on the remaining floors.
The Ogilvie Building
The Ogilvie (formerly known as the Sanger Sequencing Building) provides 4,430m² of flexible laboratory and office space and an integrated energy centre which will feed future developments on the greenfield site.
Sensor City
Creating a ‘Knowledge Quarter’ for Liverpool, a collaboration between the University of Liverpool and Liverpool John Moores University, delivering a highly adaptable research environment and incubator space for start-ups and SMEs who are developing digital sensor technologies and applications.
Watford Riverwell
Delivering the £450m Watford Riverwell as a 15-20 year joint venture with Watford Borough Council, which involves regenerating 70 acres of land in West Watford to create residential, office, retail, leisure, industrial and hotel space.
Yr Egin Media and Office Development
Bringing an iconic and sustainable development to the Carmarthen campus of the University of Wales, providing 40,000 sq. ft. of accommodation for for Welsh Media company S4C and the University's new media faculty and offices, and achieving a BREEAM Excellent certificate for sustainability.
58 Victoria Embankment
Located on the River Thames Embankment, this project involved the demolition of the existing building behind a retained façade and the construction of a new steel framed Cat A office with a concrete basement. Inside the building, being the main feature is the central atrium and 3 scenic glass lifts.

Urenco Tails Manufacturing Facility
Kier worked as the main contractor to deliver a facility for processing ‘tails’, a by-product of the uranium enrichment process.
Crewe Lifestyle Centre
Creating a viable and affordable facility that brought all Crewe's lifestyle services - pool, gym, sports hall, library, specialist daycare and family service facilities - together under one roof, meeting a diverse range of user needs and building within a constrained town centre site.
Huntington Community Primary School
Blending traditional and innovative solutions to create a new-build, two-storey, 420-place primary school and 26-place nursery in Chester.
33 Foley Street
Delivering a central London office space where people feel inspired and want to work and collaborate, bringing together a number of Kier businesses to work jointly on the project, adding an extra floor to the building and extending two other floors to create a stunning modern space.
Oldham Town Hall
Restoring an iconic building, taking part in feasibility studies to decide the best use of the building, working on the project to turn it into a seven-screen cinema with restaurants, coffee shop and retail units, winning multiple industry awards and creating something of huge importance to local people.
Millstream Tower
Demolition of an existing structure followed by the design and construction of a new 22 storey residential development of 128 dwellings and one commercial unit. This is our seventh project completed for Newlon Housing Trust.
Dyson, Hullavington
The design and redevelopment of a World War II hanger, to create a new research and development centre for Dyson.
Shire Hall
The re-emergence of Gloucestershire County Council’s (GCC) Shire Hall after its retrofit and refurbishment reads like a fairy-tale. Over 165 weeks and 82 phases of collaborative, innovative team-working, the part-listed, part 1960’s building, an eyesore, tired and inefficient, was responsibly and dynamically transformed into an elegant and highly sustainable workplace.
‘The Biosphere’ Helix Development
Design and construction of a new 7,200m2 laboratory facility. The building consists of a mixture of biology and chemistry spaces, office spaces, unfitted spaces and associated external infrastructure works. The facility has two floors of containment level 2 fitted labs and write-up areas, together with shared wash-up facilities.
Mersey Care ‘Rowan View’ Medium Secure Unit
Providing class-leading medium secure mental health facilities in Liverpool, this 123 bed mental illness and learning disabilities medium secure facility was procured through P21+. It is split across eight wards with supporting accommodation, on the Maghull Health Park.
Atherleigh Park Mental Health Unit
Atherleigh Park has set the standard for the design of adult inpatient mental health accommodation, providing a healthy, therapeutic environment for residents that promotes their physical and mental wellbeing.
Ecclesiastical Insurance Group Headquarters
Ecclesiastical Insurance Group, one of Gloucester’s biggest employers, had offices throughout the city which were not considered future proof. They decided to consolidate all Gloucester based staff into a new purpose-build headquarters on Gloucester Business Park. The building is leased from Arlington, owners of the business park, and long-term clients of Kier.
First Light Pavilion
Award winning £20.5m First Light Pavilion at Jodrell Bank delivered for the University of Manchester. The brand-new discovery centre, which is the 6th largest reinforced concrete dome in Europe, creates a first-class attraction demonstrating Jodrell Bank’s world-leading place in the history of astronomy.
80 Grosvenor Street
80 Grosvenor Street is located in Mayfair, London and provides 17,500 sq ft state of the art office and retail accommodation over five storeys behind a partially retained Georgian façade. It includes high-end interior finishes, private terraces with panoramic views and luxurious contemporary spa style amenities.
10 Lewis Cubitt Square
10 Lewis Cubitt Square forms part of the 67-acre King’s Cross Central Limited Partnership (KCCLP) redevelopment. It is a mixed-use 12 storey commercial development for tenant Meta, built to CAT A fit-out standard and offering nine floors of flexible office space. It also includes a large flexible retail unit at street level plus a 600-seat theatre.
10 Lewis Cubitt Square
A 250,000 sq. ft mixed-use building in King’s Cross which incorporated various forms of modern methods of construction (MMC) including a large slipform core, precast concrete floor units, a complex two layered precast concrete façade and unitised curtain walling, prefabricated mechanical, electrical and plumbing (MEP) components, and modular toilets.
Shakespeare North Playhouse
A truly unique, award-winning project, Shakespeare North is a replica new build theatre within a modern cultural and educational building. It will celebrate the connections between Knowsley, Shakespeare and Elizabethan theatre, completing the UK’s Shakespearean triangle – London – Stratford-upon-Avon – Prescot. The attraction, in the heart of Prescot, forms a key part of the regeneration of the town centre.
