Being a tight city centre location, the project demanded careful planning and implementation of supply and distribution logistics across the site. Challenges to be overcome included shared access with two local department store and, with limited lay down space, material distribution demanded additional focus and attention.
The local authority, adjoining retailers and landowners were brought on board from the start to ensure that the project was carried out with as little disruption as possible. It was agreed that additional mobile cranage would be brought in to assist with the completion of the steel frame adjacent to the shared access along with access equipment to complete facades to the new build.
Limited space for material was overcome by ensuring that material were on site only when required. Weekly discussions and short-term programming ensured all deliveries were planned not to obstruct neighbouring businesses during the construction phase. To ensure the wellbeing of the workforce within this confined space an additional space adjacent to the building was rented throughout the project. Vehicles coming to and from the site were also encouraged to avoid customer traffic routes wherever possible via clear and concise directional signage.
Precast concrete stair cores were planned early into the build to provide immediate, safe access to all levels of the project as these became available. Prefabricated bathroom pods were also used to provide a high-quality bathrooms to all 222 bedrooms. These included innovative flat-packed pods to the existing building, providing the same level of quality where a full prefabrication system could not be implemented.
The works were progressed with minimal impact on the day-to-day business of adjoining retailers and the general public. Through close communication the works progressed on time to suit the programme requirements to facilitate the successful delivery of this land locked site.
