Sheraton Park involved the transformation of an Edwardian architectural landmark into a 418-bed student accommodation, including 380 bathrooms across a mix of en-suite bedrooms, studios and accessible bedrooms. The accommodation needed to be designed to cater for a mixture of undergraduates, post-graduates, returning students and include a mix of en-suite bedrooms, studios and accessible bedrooms.
Part way through the programme, an amendment to the planning application was submitted and additional works added to the contract including a bar, gym and an additional recreational and communal area to support the relocation of Ustinov College, Durham University’s postgraduate only college.
Working collaboratively with the client and their wider stakeholders the team delivered a sustainable building with a low environmental impact at the heart of the design.
The construction method used to build the new build and extensions was a Light Gauge Steel (LGS) frame, which was manufactured offsite by a local specialist contractor in panels and floor cassettes. The prefabricated panels helped to avoid waste, as well as introducing health and safety benefits. Walls were able to be stood up and floor cassettes fixed, meaning operatives had safe access when the bathroom pods were lifted into position.
A re-agreed change control process was adhered to, allowing changes to be incorporated without significant impact on programme, cost and progression of the design.
All phases of the project were delivered on time and on budget to a delighted client. The resulting buildings have brought many benefits for the university, students and the environment.
This includes reduced energy consumption and minimised emissions, A/A+ rated building elements, a range of water saving measures and recycling facilities. The Park is also aligned closely with Durham University’s green travel policies, which promote cycling, walking and the use of public transport.

The Fulmar is part of the Greenwich Peninsula Regeneration Scheme, consisting of three residential blocks, comprising 139 flats, surrounding a central landscaped podium courtyard.
