Procured through the SCAPE Scotland construction framework, Prospecthill Court has been designed with innovation at its core, with cutting-edge materials used to redefine the facade, ensuring heightened resilience against extreme environmental elements. Kier was tasked with modernising the aesthetics of the building, and installing energy-efficient triple glazing and cladding, all while the building was fully occupied. The recladding not only upgrades the aesthetics of Prospecthill Court but also assists in alleviating fuel poverty by addressing energy efficiency concerns, contributing to a more sustainable living environment.

Prospecthill Court aligns directly with the Scottish Government’s Heat in Buildings Strategy and the UK’s Net Zero 2050 target, reinforcing its strategic relevance. It also delivers on Scotland’s just transition ambitions — creating secure, high-value green jobs through BE-ST’s Association for Environmentally Conscious Building (AECB) retrofit training, which equipped subcontractors with practical skills in sustainable construction and live-in recladding. By improving energy efficiency, the project significantly reduced heating costs to an average of £10 per week for families living in the premises and helped to alleviate fuel poverty in one of Scotland’s most deprived areas. These enhancements complemented the recently-installed district heating system, further supporting long-term affordability and sustainability.

The design and refurbishment of Prospecthill Court extends the building’s life by over 60 years and boosts climate resilience, contributing to long-term housing stability. With inclusive resident engagement embedded throughout, Prospecthill stands as a pilot for how effective retrofit can drive place-based regeneration and support Scotland’s National Strategy for Economic Transformation.

Minimised tenant disruption

Disruption to tenants and their daily routines was kept to a minimum.

Kier introduced innovative methods - including the clever 'Window‑Pod' installation system, which meant tenants could stay comfortably in their homes while their windows were replaced - and drew on the extensive expertise within our teams to deliver the project with minimal disruption.

The 'Window-Pod' is a factory-made unit that combines the triple-glazed and frame components into a single product. It is then installed over the existing window, with the old windows removed afterwards.

Despite the scale and complexity of the work, Prospecthill Court remained fully occupied throughout, demonstrating our commitment to working sensitively around residents’ needs.

Tenants at the heart of the project

A defining feature of the Prospecthill Court retrofit was its resident-centric delivery model. The building remained fully occupied throughout the works, thanks to a carefully planned approach that prioritised tenant comfort and safety. Windows were installed using fully sealed pods, ensuring that homes were never exposed to external conditions. Phased delivery and the use of external access systems helped minimise disruption, while proactive tenant engagement and dedicated aftercare ensured residents were informed and supported at every stage of the process.

Scalability & replicability

Prospecthill Court is more than a successful retrofit — it’s a replicable model for high-rise housing across the UK. The project demonstrated how Association for Environment Conscious Building (AECB) standards can be achieved in complex, multi-storey settings, offering valuable insights for future policy and guidance.
