The Challenge:

Everards Meadows Phase 1A is the second phase of Everards Brewery’s ambitious relocation strategy to create a viable and vibrant destination for the District of Blaby in Leicestershire. The multi-phased strategy will transform an area within the Soar Valley floodplain to the south of the Brewery’s former site at Castle Acres, Narborough.

Phase 1A has involved the construction of a new cycle centre and cafe as well as site-wide green infrastructure works to regenerate an area of previous inaccessible green space, unlocking connections to the local community and providing local employment opportunities. The scheme provides a valuable resource for the community and visitors to the area with a relaxed, flexible outdoor setting to explore the surrounding green space.

The Solution:

Prior to the development, the site was devoid of landscape features of interest with no public access. Phase 1A has embraced the opportunity to improve the site’s biodiversity, while retaining existing environmental features as part of the Green Infrastructure strategy. The constraints of the floodplain, in an area of known archaeological interest, which provides valuable ecological habitats have been managed sensitively and successfully, by designing around constraints, preserving, protecting and enhancing through close liaison with all relevant parties.

Key drivers for the design were to create a destination that is authentic, appropriate to its surroundings and reflects the Everards ethos as a local business. Building design has been carefully laid out to attract visitors from the highways and Fosse Park, while the landscape design is robust, flexible and maintains the key characteristics of the floodplain. The scheme is highly sustainable demonstrated through building energy efficiency, sustainable drainage and promoting sustainable transport.

The Impact:

The project was completed to a high standard, achieving a 9/10 customer satisfaction score. Furthermore a range of social value initiatives have been integrated into the project:

• 73 pupils, students and member of the public engaged with
• 2 work experience placements
• 14 training days for Kier staff and supply chain
• 97% of waste diverted from landfill

Sustainability was at the forefront of the design, with the following implemented:

  • Improved U-values of thermal envelope
  • Air permeability exceeding client requirements
  • Increased natural light
  • Natural ventilation
  • PV panels on the cycle centre roof
  • Air source heating system in the café
  • Energy efficient light fittings

As part of Everards wider masterplan, years in the making, Everards Meadows phase 1A arrives at a key time for the area. It has secured the next chapter of a 170 year old local family business and provided food, drink and leisure space for the local community. The success of Phase 1A has allowed the commencement of Phase 1B and subsequent phases leading to the regeneration of this underused site and the brewery’s old site. Everards Meadows will be a new destination Leicester can be proud of.
